West Vancouver has some of the highest home prices in BC, and it seems that owners in that part of the province are also having trouble recouping their real estate investments, as evidenced by a recent home sale.

1112 Millstream Road recently sold for $3,138,000, which was under the asking price of $3,288,000 and the assessed value of $3,932,000. It’s also under the benchmark price for a home in West Vancouver as of November 2024 ($3,228,600).

Since it was last sold in 2015, the home was listed nine times, including the listing that found a buyer. In 2015, it sold for $2,900,000.

The property, which from the front resembles a rancher-style home, features five bedrooms, four bathrooms, and 5,110 sq ft of space on a 22,166 sq ft lot.

Out of the nine times it has been listed since 2015, the highest it was listed for was in 2021 at $4,980,000. That listing expired, resulting in the price being dropped in the next three listings, including the most recent one that attracted a buyer.

Photos of the home show the “thoughtfully renovated” interior, which keeps it looking fresh and modern. Some newish appliances and newer roofing, flooring, and cabinetry are also present.

The views from some of the rooms in the West Vancouver home are outstanding and spread across two floors.

Located in the British Properties, the listing says the home is surrounded by nature and sits among the city’s “most sensational estates.”

The listing also offered the future buyer several options, including moving in and enjoying the home or renting it out while creating a luxury dream residence “with breathtaking city and water views.”

Some photos also show potential uses for the space.

Benchmark prices in the British Properties sit at $3,393,400, slightly higher than in West Vancouver as a whole.
