Vancouver rent got even more expensive this month
Vancouver rent might be getting more expensive.
According to Liv.rent, the city is the only one in Metro Vancouver where rent for an unfurnished one-bedroom was pricier in September 2026 than it was a year prior.
Liv.rent released its Metro Vancouver Rent Report on Friday, which looks at average rents across the region for the month of September.
“Eight of the nine Metro Vancouver cities have unfurnished one-bedroom rents below September 2025,” wrote Liv.rent, in an email.
“Vancouver bucked the trend, up 3.32 [per cent] to $2,328, so if you’re searching in Vancouver proper, don’t expect the price breaks renters elsewhere are seeing.”
Meanwhile, an unfurnished one-bedroom rent in Richmond fell by 12.19 per cent year-over-year to $1,977 — a drop of $277.
“If Richmond is anywhere on your list, or you already live there and your lease is up soon, this is a strong month to negotiate a renewal down or compare offers before you re-sign at your current rate,” said Liv.rent.
What about the rest of the region?
Across Metro Vancouver, average rent for an unfurnished one-bedroom decreased by 3.95 per cent year-over-year, and by 0.64 per cent since August, to $2,085 per month.
Furnished one-bedrooms decreased by 0.08 per cent to $2,179.
“A furnished one-bedroom currently rents for $94 more per month than an unfurnished one on average,” said Liv.rent.
For one-bedroom unfurnished units, North Vancouver, Vancouver, and Langley all saw increases from August to September. For furnished one-bedrooms, North Vancouver, West Vancouver, Vancouver, and Langley all saw increases.

How do rents vary by neighbourhood
Liv.rent also breaks down rent at a neighbourhood level.
“Among City of Vancouver neighbourhoods with available data, West Point Grey/UBC was the most expensive for unfurnished one-bedroom rentals this month at $2,626, while Sunset-Victoria Fraserview was the most affordable at $1,745,” reads the blog post.
Four of the five most expensive neighbourhoods across the region are in Vancouver, which includes the West End, Downtown, West Point Grey/UBC, and Kitsilano.
On a city level, Vancouver is the third most expensive place to rent an unfurnished one-bedroom in the country, behind North Vancouver ($2,446) and West Vancouver ($2,465). Burnaby is in fourth place at $2,101.
