Vancouver Real Estate: Most expensive listings on the market

It’s no secret that Vancouver is one of the most expensive places to live in the world. With the average price of a singe-family detached house at $1.36 million, Vancouver is home to some of the most expensive properties in the country.

So what exactly can you get for upwards of $25 million? Pools, decks, big yards and stunning views are usually part of the package, as well as the odd seaplane and tennis court.

Because everyone loves to gawk at some real estate porn once in a while, we’ve rounded up the 11 most expensive houses on the market in November, from lowest to highest.

11. 1638 Angus Drive – $17,888,000

Here we have a 1917 heritage home with over 15,000 sq. ft. of living space. You will truly be living like a prince or princess in this majesty, with a (award-winning) muralled indoor pool, eight bedrooms, 11 bathrooms and an elevator.

It sits on four levels and one acre of park-like gardens.

Pros: A circular driveway is the epitome of opulence
Cons: That is a lot of grass to cut

10. #3000 1139 Cordova Street – $18,680,000

If you want the title of purchasing the most expensive apartment on the market right now, this penthouse is for you! It features 360 degrees of unobstructed views toward the ocean, mountains and city. With over 6,000 sq. ft., this apartment has three bedrooms, five bathrooms and a four-car garage.

Located right in the middle of Coal Harbour, you’ll receive all the amenities of the world-class building as well as those right outside your door – Stanley Park, seawall, boating and more.

Pros: Everything

9. 4768 Drummond Drive – $18,680,000

Bonjour madames et monsieurs! This Point Grey estate appears to be inspired by the Palace of Versailles, in size and styling. The 9-bedroom, 8-bathroom, 12,000 sq. ft. house sits on 37,639 Sq ft of land and features an indoor pool, tennis court, games/recreation rooms and a rooftop deck.

The house was built in 1989, making it one of the oldest on our lists.

Pros: There’s a lot of grass to roll around in
Cons: It’s really, really dated. White carpet and brass fixtures included.

8. 2408 Halston Court – $18,800,000

This 10,000 sq. ft. Whitby Estates mansion in West Vancouver features five bedrooms and eight bathrooms, and the stylish flare of renowned architect Geoffrey Lee. It also has an outdoor pool with an uninterrupted view of the West Side

In our opinion, the inside of this house looks a lot like a spaceship.

Pros: The theatre room looks better than good
Cons: To infinity and beyond?

7. 1416 Wesbrook Mall – $19,800,000

This seven year old, 7,876 sq. ft. house on UBC’s Endowment Lands features six bedrooms, eight bathrooms, a media room, a wok kitchen and an outdoor pool. It faces north-west with stunning views looking over the Burrard Inlet towards the North Shore mountains and beyond.

This house could use a new family (or three!) to fill up its abundant space. It’s close to the university, but living out there can be a bit of trek for those not part of the university community.

Pros: We could look at that view all day long (when it’s sunny)
Cons: It’s very beige

6. 5375 Kew Cliff Road – $19,800,000

Can you imagine having your own seaside dock and float plane? Your dreams could become reality with this West Van waterfront property. The 31,000 sq. ft. lot features a 7,432 sq. ft. home and 190 feet of waterfront.

The house is over 30 years old, so the interiors could use some updates, but with the available views, you won’t be looking at your furniture much.

Pros: That dock is huge
Cons: This house kind of reminds us of the house in the mid-’90s classic Fear starring Reese Witherspoon and Mark Wahlberg

5. 2924 Rosebery Avenue – $19,988,000

With eight bedrooms and eight bathrooms, this West Vancouver home has 15,000 sq. ft. of living space. It features a wine cellar, theatre, guest suite and nanny suite, pool and an outdoor kitchen for summer months

Ocean views and one acre of land are another beautiful addition to this home.

Pros: It’s truly gorgeous
Cons: I guess the kitchen could be bigger?

4. 4868 Belmont Avenue – $21,800,000

4868 Belmont

This 1986 home will take you back to the past for the low, low price of $21.8 million. The Point Grey home has six bedrooms and nine bathrooms, an indoor pool and a theatre in 12,300 sq. ft. of luxury living.

The listing states the house is a Hawaiian style home. We think it could use some major updating before it’s worth this price.

Pros: Location right near the beach & nice exterior
Cons: Interior needs updating

3. 3998 Granville Street – $22,800,000


Though it isn’t yet built, this mansion in Vancouver’s posh Shaughnessy neighbourhood will have three bedrooms and three bathrooms in 5,350 sq. ft. The whole estate is 100 feet by 200 feet, giving you ample room to host classy garden parties or full scale games of croquet.

For the price, we’re a little concerned with the number of bedrooms and bathrooms, but if you’re looking for an intimate castle, this might be your pick.

Pros: Buying a home still under construction gives you lots of opportunity to add your own style
Cons: It’s right on busy Granville Street

2. 5240 Marine Drive – $25,000,000

A lovely waterfront property in West Vancouver, this 7,724 sq. ft. home has six bedrooms, five bathrooms and an outdoor pool. There’s also a private beach and a beach house for those hot summer days.

It also has a “finished basement” – now there’s a bonus for $25 million!

Pros: There is sand on the beach. I repeat, sand.
Cons: The pool is pretty far away from the house. Such an inconvenience.

1. 4749 Belmont Avenue – $25,800,000

This infamous property includes 52,141 sq. ft. of land and one boarded-up shack just waiting to be torn down. You could build whatever kind of house you’d like on this property, but you’re really paying for some luxuriously soft green grass, and a whole lot of view.

The property sits in Point Grey across from Spanish Banks.

Pros: It’s a blank canvas
Cons: You’re paying over $25 million for a blank canvas.
