Point Grey home sold in 2016 for $4.1M now listed for much less

A Vancouver home in the typically pricey Point Grey area has been listed for less than last sold.
In 2016, 4679 13th Avenue sold for $4,158,000, over the asking price of $3,890,000. That was also way above the assessed value at the time, which, in 2016, was $2,722,000.
Today, BC Assessment values the home at $3,443,000, with $3,329,000 of that attributed to the land’s value alone. According to Zealty, before the 2016 sale, the Point Grey home sold for $2,160,000 in 2012 and $1,730,000 in 2010.

The 2,877 sq ft Point Grey home has four rooms and three bedrooms. One of the potential reasons for the lower price expectations is that the house is getting up there in age, now 85 years old, built in 1940.

Despite its age, the home looks to have been maintained very well, with little wear and tear visible in the photos featured in the listing. Pictures definitely highlight the age of the home from a design perspective. For example, you don’t see kitchens laid out the way they are in this home’s basement in modern houses.

Sutton Group’s listing says the home is in an “excellent” and “desirable” location, steps away from Pacific Spirit Regional Park.
It’s also close to shops and restaurants and offers short drives to the beach, golf courses and “all levels of schools.”

The listing is advertising to young and developing families “looking to move into the dream neighbourhood” or for buyers looking for an investment property.
The highest value this home reached was in 2018, when it was assessed at $3,627,000.
