PH1 at 969 Richards Street is one of only two penthouses in the building and features three bedrooms and two bathrooms.
BC Assessment currently values the home at $2,102,000, $378,000 less than the asking price of $2,480,000. Back in 2017, the home sold for $2,794,000, and at that time, it was assessed for way less, $1,823,000.

Before the 2017 sale, it sold for $939,000 in 2005 and $785,000 in 2002.
The current asking price for this downtown penthouse is quite a bit higher than the benchmark price for apartment units in the Metro Vancouver area. According to the most recent Greater Vancouver Realtors report, the benchmark price for an apartment in Metro Vancouver in December was $749,900.
