Downtown Vancouver surpasses West Point Grey as most expensive neighbourhood to rent

After sitting at the top as the most expensive Vancouver area to rent a one-bedroom unit in, West Point Grey/UBC has been overtaken by another neighbourhood.
According to the latest rent report from liv.rent, downtown Vancouver is once again the most expensive area in Vancouver to rent a one-bedroom, unfurnished unit.
Liv.rent’s October numbers show that a one-bedroom unit in Point Grey hit $2,735, slightly below downtown Vancouver at $2,760 per month. The numbers are based on rental listings on the liv.rent platform.
The report also included some other interesting insights about the Metro Vancouver rental landscape.
White Rock is one of the locations experiencing some interesting developments, with two-bedroom, furnished unit prices rivalling those of other high-priced cities and areas in Metro Vancouver, such as Renfrew-Collingwood.
In White Rock, the average rent for a two-bedroom, furnished unit in October was $2,996 per month, higher than in Renfrew-Collingwood, where the same type of unit costs an average of $2,524 per month.
There has been one common denominator in the last few months of rent reports, and that’s the fact that prices have been declining in every major Metro Vancouver city over the past two years.
The latest liv.rent report shows that Surrey experienced the steepest year-over-year decline for one-bedroom furnished rentals. In October 2025, one-bedroom, furnished Surrey rentals decreased by $240 compared to last year, to $1,798 per month. That represents a 12 per cent drop.
“This double-digit decline outpaced Vancouver (-5 per cent) and North Vancouver (-8 per cent), hinting at softer demand or oversupply in Surrey’s furnished market,” liv.rent says.
Liv.rent’s findings differed slightly from a recent Rentals.ca report, suggesting that Metro Vancouver as a region saw rent prices increase this month compared to last, while still seeing a decrease compared to the previous year.
“This month, the average rent price for an unfurnished, one-bedroom unit went up by $52, to a new average of $2,223. Since October 2024, Metro Vancouver’s average rate for an unfurnished one-bedroom unit has decreased by $58,” reads the liv.rent report.
Looking at average rent across all Metro Vancouver cities, in October, a one-bedroom unfurnished unit is the most expensive in West Vancouver and the cheapest in Surrey.
