One of B.C.'s most valuable homes in Point Grey sees price drop to $28.3M

If you’re looking for a deal on real estate before prices get out of hand, a Vancouver home in Point Grey has been re-listed after a price drop.
4788 Belmont Ave. is technically one of the most valuable homes in the province, with an assessed value of $23,436,000. That puts it within the top 70 most valuable homes in B.C.
Unfortunately, the price drop only brought the price down from $28.8 million to $28.3 million, roughly $5 million over the assessed value. The property was built in 1997, making it 28 years old, but was last sold in 2007 for $10,500,000.
This seven-bedroom home has a fascinating listing history dating back to 2019.

In 2019, the home was listed for $32,800,000, but that listing was terminated in 2020. That was way over the assessed value at the time, which BC Assessment pegged at $21,511,000.
The following year, the assessed value of the home dropped significantly, down to $18,648,000. It wasn’t listed again until 2021, when the assessed value was $19,161,000. It was listed for $33,888,000. After another listing in the $33 million range, it dropped down to $28,888,000 in 2024 before eventually dropping down to the current asking price of $38,380,000. The current asking price is $23,380,000.
The land value alone is assessed at $14,416,000.
Along with the seven bedrooms, the home also features a whopping 11 bathrooms, with 10,077 sq. ft. of living space built atop 26,572 sq. ft. of land.
