Sporting Life among 26 additional retailers revealed for new Oakridge Park mall

Construction on the new massive Oakridge Park project has now entered the final stretch ahead of its much-anticipated opening later in 2025.
For more than half a decade, beginning with the demolition of the previous Oakridge Centre mall, Oakridge Park has been the single largest building development project in Vancouver.
As the first phase nears completion, the initial five high-rise, mixed-use residential towers have an unmistakable presence in Vancouver’s landscape, including a 518-foot, 52-storey tower — now the tallest building in the city outside of downtown Vancouver.
These initial towers fronting Cambie Street and West 41st Avenue now overlook the brand new indoor mall — the first and largest phase of the shopping mall.

Work is now progressing on preparing for the indoor mall’s opening late this spring or summer, with construction now advancing on the vast common spaces by the project’s major contractor and the individual tenant improvements for the numerous retailers and food services.
Over three separate occasions in 2024, in February, May, and June, QuadReal Property Group, the owner of the development, formally announced nearly two dozen retailers and restaurants — building on the 2022 announcement that globally renowned food hall chain Time Out Market will open its second Canadian location at Oakridge Park.
There will be a wide range of international luxury retailers, including a number of brands that will be making their first entry into Vancouver, as well as Canadian retailers.
Aside from the 40,000 sq. ft. Time Out Market, which will also have a 10,000 sq. ft. outdoor patio next to the rooftop public park, some of the largest businesses in the new indoor mall will be the return of the Safeway grocery store, a 25,000 sq. ft. Signature BC Liquor Store replacing the area’s existing location south of the mall property, a 16,500 sq. ft. Harry Rosen store spanning two levels, a 9,850 sq. ft. Aritzia store, and the return of the Peninsula Seafood Chinese Restaurant within a 9,800 sq. ft. space.

As of today, Daily Hive Urbanized can independently reveal 26 additional businesses for the indoor mall, bringing the total number of known Oakridge Park tenants to 50 — half of the over 100 retailers and restaurants set to open in the first phase of the mall this year.
In terms of size, the largest of these additional retailers is Canadian upscale sports apparel and equipment retailer Sporting Life. At this time, the exact size of the store is not known, but it is expected to be substantial, as the retailer’s store sizes range between 30,000 sq. ft. and 50,000 sq. ft. Given the size, this also provides Sporting Life with an anchor retail tenant designation.
This would be the second Sporting Life store in British Columbia after the 2021 opening of a 44,000 sq. ft. store at the new The Amazing Brentwood mall.
Other retailers revealed by Daily Hive Urbanized today include a number of additional luxury retailers, including the return of brands from the previous mall, such as Birks, Hugo Boss, and Swarovski, as well as the introduction of Chanel Boutique, Dolce & Gabbana, and Dior, which is expected to span about 8,700 sq. ft. In addition to last year’s announcement of Max Mara, the mall will also have a Weekend Max Mara store.
Oakridge Park will also feature a Sephora cosmetics store and B.C.’s second Alo Yoga — a growing competitor of lululemon — after the recently opened store at CF Pacific Centre in downtown Vancouver. Royal Bank will reestablish its location at the mall, too.

This positions Oakridge Park mall as Vancouver’s newest fashion runway, rivalling Alberni Street, Robson Street, CF Pacific Centre, and other major downtown Vancouver shopping destinations.
Dozens of retailers and restaurants for the first phase are still not publicly known, including more mid-tier brands.
QuadReal previously hinted to Daily Hive Urbanized the opening of a French pastry shop, luxury restaurant offerings, and a number of cafes, as well as quick service food offerings next to SkyTrain’s Oakridge-41st Avenue Station.

In 2018, a deal was secured between the developer and Hudson’s Bay Company for the department store chain to return to the mall in a new space. However, in November 2024, it was revealed that Hudson’s Bay would not be returning to Oakridge Park. Prior to its ongoing financial struggles, which led to the recent decision to close nearly all its Canadian locations, plans were in place for a 140,000 sq. ft. Hudson’s Bay store across two levels. QuadReal later told Daily Hive Urbanized that this significant space will now be reconfigured for new retail and restaurant concepts, fuelled by continued strong leasing interest from brands.
The first mall phase opening in 2025 entails 650,000 sq. ft. of leasable retail space within an indoor mall setting. In June 2024, QuadReal had indicated that 90 per cent of the leasable retail space in the first phase had already been leased.
A future second phase of 200,000 sq. ft. of leasable retail space within an outdoor mall setting will open on the west side of the site at a later time.
Overall, upon full buildout, the new mall will be significantly larger than the one it replaces.
On the vast rooftop of the indoor mall, there will be a nine-acre public park — a part of the City’s network of public parks but operated and maintained by the mall. Most of this unique public park will reach completion this year.

The first four mixed-use strata market ownership condominium towers will be ready for occupancy in 2025. Some of these towers include significant office spaces within the base of the buildings.
Also part of the first phase of construction is a new 23-storey tower with about 187 units of City-owned social housing units within the upper levels and a civic centre within the tower’s five-storey base podium. This 100,000 sq. ft. civic centre includes a community centre, childcare facility, seniors’ activity centre, youth hub, performance space, fitness gym, gymnasium, movement studio, artists studios, music rooms, and a 21,600 sq. ft. Vancouver Public Library (VPL) branch — a replacement of the mall’s previous library branch, becoming VPL’s second-largest branch after Library Square in downtown Vancouver.
This 23-storey tower with social housing and a community centre is situated at the northwest corner of the mall property, fronting West 41st Avenue.
The City of Vancouver told Daily Hive Urbanized today that the social housing component of this tower is expected to reach completion in late Spring 2025. As for the community centre, construction is still underway, with more detailed updates on progress and timelines to be provided over the coming months.

The developer is also funding the significant expansion and upgrades to Oakridge-41st Avenue Station. This includes additional escalators from street level, new elevators, a new station entrance building, an expanded mezzanine/ticketing hall, and a secondary entrance via an underground mall corridor. Construction on this upgrade to the Canada Line station began in September 2024 and is expected to be completed by the end of 2025.
In addition to more retail, future phases of Oakridge Park will deliver five more mixed-use residential towers.
Upon full buildout, Oakridge Park will have over five million sq. ft. of total building floor area, including 10 mixed-use residential towers with over 3,000 homes for more than 6,000 residents, and 700,000 sq. ft. of office space for about 3,000 workers. The project is a partnership between QuadReal and Westbank.
