Metro Vancouver’s most liveable ‘hidden gem’ neighbourhoods revealed

Looking to move to one of the best up-and-coming neighbourhoods in Metro Vancouver?

A new report from Re/Max Canada shines a spotlight on seven “hidden gem” neighbourhoods across the region that are starting to thrive.

They’re becoming more liveable and affordable, thanks to improved transit options, continued infrastructure investments, and changing preferences among buyers.

The Next Neighbourhoods report, released on June 25, points to areas where transit expansion, new development, and local charm are coming together to create serious buyer interest and cheaper living options.

Instead of battling over a condo downtown, more people are looking east and south for affordability and lifestyle, says Re/Max, adding that transit accessibility is also a key factor in deciding where to settle in the region.

“New transportation links, often developed alongside housing, are transforming once overlooked and undervalued neighbourhoods into magnets for buyers,” says Re/Max Canada president Don Kottick, in the report.

Re/Max brokers highlighted these neighbourhoods for their affordability, connectivity, and long-term potential.

Here’s which Metro Vancouver neighbourhoods made the cut.

1. Mount Pleasant East (Vancouver)

This neighbourhood continues to grow in popularity. With new restaurants, breweries, walkability, and a better price point than downtown, it’s an increasingly attractive option, states the report. Re/Max adds that residents are drawn to the neighbourhood’s “superior walkability and dynamic vibe.”

Average home price: $873,933

2. Bridgeport (Richmond)

Bridgeport is still under the radar, but it offers great transit access and home prices significantly lower than neighbouring Steveston.

According to Re/Max West Coast, Bridgeport offers older detached homes priced around $300,000 less than Steveston, and buyers are prioritizing “affordability, with walkable and complete communities falling second.”

Average home price: $1,069,900

3. Ladner (Delta)

Buyers willing to commute through the George Massey Tunnel are seeing big savings in Ladner. Homes here cost nearly $1 million less than the average in Metro Vancouver.

The report notes that while the tunnel creates “a mental barrier for some,” the affordability makes it a strong choice for flexible commuters.

4. Willoughby Heights (Langley)

This area is booming with new schools, shops, and rec centres. It offers more space for families without pushing too far from the city.

Re/Max calls it “the definition of an up-and-coming neighbourhood,” noting strong access to Highway 1 and continuous infrastructure investment.

Average home price: $894,516

5. Fraser Mills (Coquitlam)

Still in development, this master-planned waterfront area is expected to deliver dense high-rise living with long-term growth potential.

The report describes it as under construction but positioned for “promising long-term investment as the area continues to develop,” with condos, shops, and amenities planned.

Price range: $732,000 to $1,796,600

6. Coquitlam West (Coquitlam)

With SkyTrain access and land assembly in progress, Coquitlam West is becoming a hub for high-density housing.

Re/Max identifies it as “a land assembly project” that is transforming industrial land into housing near transit, offering “early investment potential.”

Price range: $838,071 to $1,963,039

7. Capstan Way (Richmond)

Located just north of Richmond’s city centre, Capstan Way is in the early stages of major transformation. Developers are moving in, and so are local businesses.

According to Re/Max, “businesses and residents are moving in,” and while ownership delays exist, the area has strong long-term potential. “Come back in 10 years and watch it explode,” says Re/Max.

Average home price: $899,000

The report also found that 76 per cent of Canadians have made compromises to live where they do, usually to stay closer to urban cores.

But many still feel good about their decisions. In Greater Vancouver, 89 per cent of residents say their neighbourhood matches their lifestyle.
