lululemon to take over nearly 300,000 sq. ft. of office space above former Nordstrom at CF Pacific Centre in downtown Vancouver

Microsoft is joining Sony Pictures Imageworks in vacating the substantial office space directly above the former Nordstrom department store at CF Pacific Centre in downtown Vancouver.

Taking their place, lululemon will occupy the entire nearly 300,000 sq. ft. of office space across all four levels above the former department store, significantly expanding the athletic apparel company’s global headquarters office footprint in Vancouver.

“lululemon was founded in Vancouver, and we are proud the city is home to our global headquarters and the majority of our corporate employees,” a spokesperson for lululemon told Daily Hive Urbanized upon inquiry.

It was noted that this is an expansion space to serve the company’s growth, adding to lululemon’s existing longtime office at the former Coca-Cola bottling plant at 1818 Cornwall Ave. at the south end of the Burrard Street Bridge, as well as the major locations at the north end of the bridge at Anchor Point at 1380 Burrard St. and the 2022-opened, 120,000 sq. ft. location at the newly-built The Offices at Burrard Place at 1280 Burrard St.

Select business functions of lululemon will begin moving into the CF Pacific Centre office space at 725 Granville St. in the second half of 2026.

After Sears closed in 2012, Cadillac Fairview undertook a major renovation of the former department store building, both inside and out. The transformation converted the basement level into an indoor mall expansion, the lower three levels into Nordstrom, and the upper four levels into premium Class AAA office space, featuring some of the largest office floor plates in the city.

Microsoft opened its Canada Excellence Centre corporate office in 2016, initially spanning 140,000 sq. ft. before taking up an additional 20,000 sq. ft. of space originally occupied by Mobify. When Microsoft first announced the location in 2014, it was noted that they had signed an 11-year lease for the space.

Upon inquiry, a spokesperson for Microsoft told Daily Hive Urbanized today that a decision had been made not to renew the lease at CF Pacific Centre.

Instead, the tech giant is consolidating its teams currently based at CF Pacific Centre into its new significant office space at BentallGreenOak’s newly built B6 tower, located at 1090 West Pender St. near SkyTrain’s Burrard Station.

“As part of our ongoing efforts to modernize our real estate footprint in Vancouver, strengthen the community, and support evolving workplace needs, we plan to bring teams together at our new 1090 West Pender location,” a Microsoft spokesperson told Daily Hive Urbanized.

“This move reflects our long-term commitment to providing spaces that meet the needs of our employees and support flexibility, innovation, and connection while reinforcing our deep commitment to Metro Vancouver and the province of B.C.”

The athleisure brand did not comment on whether the company still intends to pursue building its 13-storey, 593,000 sq. ft. purpose-built headquarters office building at 1980 Foley St. on Great Northern Way in the False Creek Flats. The rezoning supporting this new tower project was approved in January 2020, and a development permit application was submitted in May 2022.

In 2022, Daily Hive Urbanized reported that Microsoft will occupy up to approximately 400,000 sq. ft. across about 20 floors within the 36-storey tower with 562,000 sq. ft. of premium Class AAA office space.

However, it is believed that Microsoft has since lowered its spatial requirements at B6. University Canada West had also previously intended to move its original facilities from The London Building at 626 West Pender St. to an 89,000 sq. ft. space at B6, but this campus location is no longer listed on the institution’s website. Currently, B6 is largely leased, with vacancies only within six floors between levels eight and 13.

Other Microsoft office locations in downtown Vancouver include the longtime location of 858 Beatty St. next to BC Place Stadium, and the two Gastown locations of the 75,000 sq. ft. space in the 2021-built office building at 155 Water St. and a more recently leased space within the historic The Landing building at 375 Water St.

As previously reported by Daily Hive Urbanized early this year, Sony Pictures Imageworks has relocated its global headquarters office from the 74,000 sq. ft. space above the former Nordstrom at CF Pacific Centre to a 52,000 sq. ft. space on the third level of the retail atrium at The Post. Sony Pictures Imageworks first opened its office above Nordstrom at CF Pacific Centre in 2015, but has similarly decided not to renew its lease after the end of the 10-year lease term.

A recent NAI Commercial market bulletin also notes Telus Health has leased 42,000 sq. ft. of space for office uses, joining Sony Pictures Imageworks and Evolve Strength fitness gym in filling up the entirety of The Post’s third-level atrium — directly below Amazon’s corporate offices.

A portion of lululemon’s new tenancy at CF Pacific Centre also replaces a space previously occupied by a prominent law firm. In 2014, Miller Thomson was the first business to announce its office tenancy at the significantly renovated CF Pacific Centre building following the closure of Sears. The law firm opened a 48,000 sq. ft. office above Nordstrom in 2017 but then relocated its entire office space to the adjacent TD Tower at 700 Granville St. in 2022, which is also owned by Cadillac Fairview.

As for the future of the former Nordstrom space, construction crews are currently actively working on demolishing the department store’s interior space in preparation for new major retail tenants.

In May 2025, a development permit application was submitted to subdivide the former Nordstrom’s 230,000 sq. ft. of space across three levels into four separate retail units — each with its own street entrance. Cadillac Fairview has yet to formally announce the new retailers.
