Construction starts on new Listel Hotel and rental housing tower on Robson Street

Demolition work is now well underway on the Listel Hotel Vancouver, which permanently closed in late 2024 to make way for a new high-rise development featuring a modern hotel and secured purpose-built market rental housing.
Construction crews first began major demolition activities at 1300 Robson St. — the southwest corner of the intersection of Robson Street and Jervis Street in downtown Vancouver — in late spring.
As of this past weekend, the former hotel’s base podium — including the hotel lobby and Forage and Jervis Joint restaurants — has already been torn down, and crews are now chipping away at the main building block that housed 129 guest rooms. This hotel was built in 1986.

Tokyo-based Listel Hospitality Group first announced in January 2024 that it had engaged in a 50-50 partnership with Vancouver-based developer Bosa Properties to redevelop the property. The development permit application was also submitted at the time, and the partnership confirmed that the hotel would close at the end of the year to prepare for the project.
The development permit application was subsequently approved in April 2024.
However, a new development permit application was submitted in June 2025, outlining slight revisions to the project.

The development permit application approved in April 2024 outlined plans for a 28-storey tower, featuring 174 hotel guest rooms on the lower levels and 126 secured purpose-built market rental homes on the upper levels. The proposal also included new restaurant concepts and generous amenity spaces, such as a Japanese-inspired spa, a swimming pool, a fitness gym, an amenity lounge and games room, and meeting and conference facilities.
A revised development permit application submitted in June 2025 now envisions a 31-storey tower, including 181 hotel guest rooms on the lower levels, 119 secured purpose-built market rental homes on the upper levels, and restaurant spaces. Compared to the existing structure now being demolished, this represents a net gain of 52 hotel guest rooms and a 100 per cent increase in residential uses.
Upon inquiry, Bosa Properties told Daily Hive Urbanized today this amounts to a minor amendment to the development permit, with refinements to the parkade, landscaping, and interior layout to enhance efficiency and add a small number of hotel guest rooms and rental homes without increasing the overall building height.
After demolition work reaches the old hotel’s second underground level, construction of the new tower’s foundations is expected to begin later this year. The new building will include three levels of underground parking.

The added steps of the rezoning application and public hearing are not needed as the project already fits existing zoning regulations.
The new tower containing the modernized and expanded Listel Hotel Vancouver and the new rental housing is now expected to reach completion and open in 2029, as opposed to the previous 2028 target.
“This vital collaboration will address Vancouver’s undersupplied hotel market, create jobs and rental housing, and introduce a new restaurant and lounge to enhance Robson Street’s dynamic community,” states the Bosa Properties spokesperson.
