Enormous Langley estate sells for less than some luxury Vancouver homes

An enormous estate in Langley that recently sold was bought for less than some bougie homes in Vancouver.
2768 256 St. in Langley was sold earlier this week for $6,100,000.
BC Assessment lists the value as $2,230,409, with the low value attributed to the property being farm land. Royal LePage Little Oak Realty’s listing says, “Step into a world of unmatched beauty and elegance!”

The seven-bedroom, seven-bathroom property spans nearly 19.84 acres of land. The house itself features 8,227 sq. ft. of space and is only three years old, “completed in 2022 with no expense spared.”
To put the size of the land into context, Playland at the PNE is 15 acres.

While the home bears a Langley address, it’s located closer to Aldergrove and is a short distance away from the border crossing, as well as a 45-minute drive from Bellingham.

Before the home was sold earlier this week, it was listed twice without a buyer. In June 2024, it was listed for $6,999,000 before a price drop to $6,695,000, and then the listing was terminated.
It was re-listed for $6,495,000 this January before that being was terminated in May.
In June, it was listed for 6,485,000 before a price drop to $6,100,000, and clearly that price was right for the new owner.

Despite a lull in the luxury housing sector, there have been a few Vancouver home sales over the last year that have sold for way more than this Langley estate, while not offering quite as much, especially not as much land.
For example, a sub-penthouse condo in downtown Vancouver sold in May for $9.5 million. It featured 4,000 sq. ft. of space, three bedrooms and four bathrooms.

Another home, located at 6262 Angus Drive, sold last month for $7,680,000. That home offers six bedrooms, seven bathrooms and 5,406 sq. ft. of space.
