This Kelowna home-buying event gives you the chance to put your negotiation skills to the test

Everyone approaches negotiation differently. Some use logic to arrive at a carefully researched number, while others prefer to talk through the possibilities. However, when buying a home, you typically don’t get to present your case directly to the person who makes the decision.
Water Street by the Park’s Make Your Deal event is giving you the chance to put your negotiation skills to the test. On Saturday, Nov. 14, and Sunday, Nov. 15, purchasers will have the opportunity to sit down with the developer, present an offer on their chosen home, and receive an answer that same day.
It’s an incredible opportunity to influence the way you begin your life in Kelowna.
Putting purchasers in the conversation
The starting point is your proposal, which should include the home you want and the offer you’re prepared to make. Then, you’ll have a conversation to see if you and the developer can reach an agreement. It’s an exciting and rare opportunity to sit down and attempt to make a deal in real time.
The developer may accept, counter, or decline. Whatever happens, the opportunity is all about taking an active role in that exchange with the decision-maker at the table.
Find your home before making the deal
All homes available through the event are move-in ready, which means you should tour Water Street by the Park before the event weekend to select your first choice home and one backup. Preview tours of the fully furnished homes can give you time to explore your options and ask questions before deciding what to offer.
Tours won’t be available on the event dates, so be sure to arrange yours in advance.
Mortgage pre-approval is also part of the preparation and can help you arrive at a clear understanding of your budget. If you need assistance, you can ask a sales advisor about connecting with a BMO mortgage specialist.
A direct negotiation with the support you need
If you’re working with a realtor, bring them along! If you are attending without an agent, licensed real estate professionals will be on site to help complete purchase contracts.
Each 45-minute appointment includes 15 minutes to review required paperwork, followed by 30 minutes with the developer. If an agreement is reached, you’ll sign the contract, receive a copy, and provide a $10,000 deposit that day. You’ll be provided with a checklist beforehand to outline identification, deposit, and attendance requirements.
Not every offer will result in an agreement, but for savvy negotiators, Make Your Deal provides the chance to get a home at the price you want to pay.
Make Your Deal is taking place on Nov. 14 and 15 at Water Street by the Park by appointment only, on a first-come, first-served basis. Request an appointment and register for a preview tour on the Water Street by the Park website.
