'One-of-a-kind' Hotel Georgia condo listed for 2016 sale price

A stunning sub-penthouse condo located at the private residences of the Hotel Georgia just received a price drop after struggling to find a buyer for several years.

According to real estate data from Zealty and REW, unit 4601 at 667 Howe St. was last sold in 2016 for $8,800,000.

That’s the same amount as the current asking price in a listing that went up earlier this month.

Following the 2016 sale, Zealty data suggests the condo has been back on the market since at least 2019, when it was listed for $12,888,000. Since then, the price has gradually come down to its current asking price, which again matches the dollar figure of the 2016 sale.

More recently, it was listed for $9,390,000 in 2023. That was eventually dropped to $8,900,000 in 2024 before the listing was cancelled. The current asking price is significantly higher than the most recent assessed value, which BC Assessment lists at $6,543,000.

The condo features four bedrooms, five bathrooms and 3,722 sq. ft of living space. It also features a spacious balcony with 300 sq. ft. on its own. Other features include stainless steel kitchen appliances and panoramic views from Coal Harbour to beyond UBC.

If you live in one of the private residences at Hotel Georgia, you gain access to the hotel’s amenities like the gym, pool, spa and 24-hour concierge.

The Royal Pacific Realty Corp. listing calls it a “one-of-a-kind residence in the sky.” The unit features floor-to-ceiling windows, and the listing states it’s one of the highest points in all of downtown Vancouver.

According to the assessment history of the property, the most recent assessment is the lowest it has been and marks a 9.3 per cent drop versus the previous assessment.

It’s hard to argue with the views, though, which are plentiful and are available in virtually every room.

The future owner also gets access to the hotel’s valet service.

There has been some other recent activity at 667 Howe St. Just over two weeks ago, we reported that the main penthouse suite in the building, which the listing agent called the “most prestigious” in Vancouver, sold for $15 million. In 2019, that penthouse suite was listed for $35,800,000.
