A West Vancouver home has been listed for nearly $60 million, a year after being listed for the same price.
We covered the bougie home that’s located at 3330 Radcliff Ave. last year, when it was listed for the exact same asking price of $58,800,000. We typically see homes like this re-listed for a reduced price, but not in this case. The current asking price is much higher than the most recent assessed value of $34,132,000.
Land value amounts to nearly $24 million of that total assessed value.
The home has been on the market since September 2024, when it was also listed for the same price. According to Zealty, the last time the property was sold was back in 2004, for $17 million, based on an asking price of $18 million.
Zealty states the property was built in 1999.
The listing from Angell, Hasman & Associates (Malcolm Hasman) Realty Ltd. states that the home features five bedrooms, seven bathrooms, and that it’s located in the most coveted “West Bay” neighbourhood.
It goes on to say that the home was designed by architect Russell Hollingsworth and is situated on one of the most prized waterfront properties in all of Greater Vancouver.
West Coast Modern credits Hollingsworth as the designer of “five of the top 10 elite B.C. homes.”

The state of the luxury housing market is challenging for homes above $4 million, let alone a home of this calibre listed for nearly $60 million.
Sotheby’s International Realty Canada recently shared a report about how the luxury market is advantageous for buyers, but quite challenging for sellers in West Vancouver.
“Over the past two decades, West Vancouver’s luxury real estate market has undergone dramatic change, shaped by economic cycles, changing market conditions and extraordinary price growth. As Sotheby’s International Realty Canada celebrates 20 years in West Vancouver, newly compiled data reveals how dramatically the luxury market has evolved and where it stands today,” Sotheby’s stated in its report.
Sotheby’s declared that the housing market is firmly in buyers’ territory this fall.
It also said that sellers “need to be realistic” with expectations on price.
One suggestion Sotheby’s had for buyers was to highlight properties through strategic exposure across premier media, as well as on MLS, to attract the right buyer.
For this property, the right buyer will need Chip Wilson-sized pockets.
