Office and condo towers reaching 32 floors proposed next to Oakridge Centre

A rezoning application has been submitted to develop one of the sites permitting the highest densities within Oakridge Town Centre, but outside of Oakridge Centre shopping mall, as outlined by the Cambie Corridor Plan.

Vivagrand Developments is seeking the City of Vancouver’s approval for its redevelopment of 5812-5844 Cambie Street, the city block at the southeast corner of the intersection of Cambie Street and West 42nd Avenue — just across from the mall and the Canada Line’s Oakridge-41st Avenue Station.

The 31,200-sq-ft property, assessed for $40.5 million, is currently occupied by a 1950-built, single-storey commercial building with businesses that include HSBC and Samurai Sushi House.

The proposal calls for a 330-ft-tall, 32-storey condominium tower and a 150-ft-tall, 12-storey office tower over a four-storey office podium.

A total of 257 homes are envisioned, with a unit mix of 170 one-bedroom units, 57 two-bedroom units, and 30 three-bedroom units.

Within the levels of the podium and shorter tower, there will be over 106,000 sq. ft. of office space, with the ground level facing Cambie Street purposed as 11,500 sq. ft. The podium also entails a 5,700-sq-ft daycare facility for up to 37 children, and a 6,000-sq-ft youth centre.

The rooftops of both the residential and office towers are dedicated as indoor and outdoor amenity spaces for the building’s residents and office tenants.

The podium and office tower components of the complex are architecturally highlighted with a high-performance glass-and-metal window system, with broad horizontal band of alternating glass and copper/bronze-tinted metal.

“Across this banding, diagonal glass sunshades and deep recesses carve the façade into smaller subvolumes, providing visual relief and reducing apparent bulk,” reads the design rationale by architectural firm IBI Group.

“The diagonal sunshades and cladding systems are continued on the south façade and terminate at the tubular lane component. The underside of this volume is defined by raked canopies, suggesting it too is a homogeneous continuation of the main component. Given this location on Cambie, a bold and strong statement by this major element is fitting and appropriate”

Altogether, the complex will have a total floor area of 307,283 sq. ft., giving it a floor space ratio density of a floor area 9.85 times the size of its lot.

Four underground levels will also host 303 vehicle parking stalls and 536 bike parking spaces.

Immediately north of the site, two redevelopments are also being considered by the city, including 441 West 42nd Avenue as an 18-storey student housing building, and 5740 Cambie Street as a 27-storey and 14-storey condominium and rental housing project with retail and office space in the podium.
