New renderings of the 14-storey rental tower coming to West Point Grey

There is now a fine-tuned design of the 177-ft-tall, 14-storey rental housing tower planned for the northwest corner of the intersection of West Broadway and Alma Street in Vancouver’s Point Grey neighbourhood.

Local developer Westbank’s rezoning application for 3701 West Broadway was approved by Vancouver City Council in October 2020, and a development application to fulfill the next steps ahead of construction was just submitted.

The form of irregular-shaped, overlapping stacked boxes designed by local architectural firm Leckie Studio is largely the same as what was proposed during rezoning.

A notable difference is the change to the colour of the exterior cladding. The previous design used wooden panels with a more rich tone, while the revised design for the development application stage uses cladding with an eggshell white tone.

The total floor area of the building is 122,325 sq. ft., with 20% of the residential floor area dedicated to moderate income households.

There are now 164 secured rental homes — an increase of four units over the rezoning design, achieved by reconfiguring the residential space.

A total of 131 market rental homes are included, with a unit mix of 48 studios, 36 one-bedroom units, 42 two-bedroom units, and five three-bedroom units. The remaining 33 homes are for moderate income households — a unit mix of 12 studios, nine one-bedroom units, 11 two-bedroom units, and one three-bedroom unit.

For the ground level retail and restaurant spaces, the total commercial space saw a small decrease from about 10,400 sq. ft. during the rezoning to 9,600 sq. ft. in the development application. This includes about 2,400 sq. ft. from the mezzanine spaces in the commercial units.

The first underground level will be a parkade for 51 vehicles, while the second underground level will have 285 bike storage spaces and a bicycle wash area. The P2 level is accessible by a dedicated elevator that connects the bicycle storage area with the lobby of the building.

As well, the building lobby includes a bike carrousel with 51 additional bicycle spaces and two repair stations for the tenants of the building.

Close to the west side of the building, along West Broadway, an area is dedicated for a future Mobi public bike share station.
