32-storey rental housing tower with zero parking eyed next to Broadway-City Hall SkyTrain station

Local developer Bonnis Properties intends to make its mark in the City of Vancouver’s Broadway Plan area, with its new proposal to build a mixed-use rental housing tower next to one of Metro Vancouver’s future busiest public transit hubs.

A new rezoning application for 365-395 West Broadway — situated at the northeast corner of the intersection of Yukon Street and West Broadway — calls for a striking 340-ft-tall, 32-storey tower that appears wide on the West Broadway frontage, but exceptionally narrow from the Yukon Street frontage.

On the Yukon Street frontage, when viewed from the west, the building will have a narrow width of only 50 feet.

The site is, of course, just one block east of SkyTrain’s Broadway-City Hall Station — which will transform into a regional interchange in 2027 when the Millennium Line’s Broadway extension meets the Canada Line at this hub — and adjacent to the City of Vancouver’s future “Civic District” high-density, mixed-use expansion of the Vancouver City Hall campus.

Currently, the site is occupied by one- and two-storey commercial buildings built in 1926 and 1955.

Designed by architectural firm Perkins&Will, which has been involved with a number of other Bonnis Properties projects, the application calls for 176 secured purpose-built rental homes, with a unit size mix of 58 studio units, 60 one-bedroom units, 56 two-bedroom units, and two three-bedroom units. Residents will have access to shared indoor amenity spaces on the entirety of the 32nd level and outdoor amenity spaces on the tower rooftop.

There will also be 6,900 sq. ft. of office space on the second level and 4,400 sq. ft. of retail/restaurant uses on the ground level, activating West Broadway and its future “Great Street” wide pedestrian sidewalks.

Altogether, this tower will contain about 171,000 sq. ft. of total building floor area, establishing a floor area ratio density of a floor area that is 20.69 times larger than the size of the 8,250 sq. ft. lot.

Given the exceptionally tight land area, zero vehicle parking will be provided — apart from a few loading spots. There will still be two underground levels for storage purposes and 329 secured bike parking spaces.

Due to the tower’s narrow width and resulting unconventional design, the structural core — containing the elevators and exit staircases — will be positioned along the building’s north face, fronting the laneway.

“The project intends to strategically maximize density on an elongated tight site footprint to create a vibrant place to work and live, supported by rooftop amenities, ground-level retail and service, office space, and convenient access to various modes of transit,” reads the design rationale.

“The proposal represents an opportunity to provide a much-needed mixed-use rental residential development that will directly contribute to the rental housing stock and will embody the policy of Broadway Plan.”

In terms of the building height, it complies with the July 2024 reforms to the restrictions of the protected mountain view cones, particularly View Cone 3.0 emanating from Queen Elizabeth Park.
