Beedie headquarters office in Burnaby acquired by BC Housing for new homeless shelter

An industrial property in Burnaby that has served as the longtime headquarters office of prominent local developer Beedie Development Group will become a new homeless shelter.
This was confirmed by B.C. Minister of Housing and Municipal Affairs Ravi Kahlon in a post on X this week.
According to BC Housing, it recently purchased the two-storey office building at 3020 Gilmore Diversion, which is within a low-density residential and industrial area, and located immediately south of the Trans Canada Highway and the Brentwood district.
It is also just west of Grand Villa Casino and Delta Hotels Burnaby Conference Centre.

This is intended to be a permanent shelter location, open 24/7, year-round, providing up to 80 semi-private sleeping pods across both floors of the building.
The building will be renovated, with its new use as a shelter expected to open in Spring 2026. It is noted that a rezoning is not required for this use.
There will be staff offices, indoor amenity space, and programming space. In Fall 2025, BC Housing will select a non-profit operator, which will provide not only safe sheltering spaces, but also offer meals, storage, laundry, and washroom and shower facilities.

It is stated that there will be safety and security features benefiting both shelter guests and the surrounding area.
BC Housing notes that the latest homeless count estimates 209 people are experiencing homelessness in Burnaby. This shelter project supports the City of Burnaby’s recently created housing and homelessness strategy of creating more shelter spaces. The facility will help people transition from homelessness into stable housing.
According to BC Assessment, as of July 2024, the 1970-built, 1.5-acre property carries an assessed value of $15.97 million, including $15.51 million for the land value and $456,000 for the structural value.
Colliers International’s David Taylor notes the property was sold for $16.2 million.

In March 2025, Beedie announced that their presence at 3030 Gilmore Diversion will come to an end after 18 years, as they are relocating to a new headquarters office location at the new Station Square complex in the Metrotown district.
After a decade of construction, the new Station Square — jointly developed by Beedie and Anthem Properties — officially reached completion in 2022, entailing five mixed-use residential towers with 1,800 homes and over 450,000 sq. ft. of office, retail, and restaurant space, including the major tenants of PriceSmart Foods, Best Buy, Cactus Club, and WeWork.
Beedie is well known for its mixed-use residential projects across Metro Vancouver, including its upcoming major neighbourhood-sized waterfront project of Fraser Mills in South Coquitlam. It is also one of the region’s largest developers and owners of purpose-built industrial space, including business parks and warehouses.
“As a proud part of bringing Station Square to life, we’re excited to continue to be a part of this rapidly growing community, returning to our Kingsway roots where our story began, previously spending over 50 years growing Beedie from this neighbourhood,” reads a LinkedIn post by Beedie.
The company’s first office was located at 5367 Kingsway (originally 3321 Kingsway), next to Best Western Plus Burnaby Hotel — just east of Metrotown. It opened two years after the development firm was established by Keith Beedie in 1954.
According to his 2010-published memoir, this building had been a boot factory for soldiers during the Second World War. After the company vacated and sold its original headquarters in 2007, it was used as the headquarters office of the BC NDP for a decade. Shortly after the property changed hands again, in 2018, it was destroyed in a fire. He passed away in 2017, and the company is now led by his son, Ryan Beedie.
