Local developer Darwin Properties has submitted an application to turn 2131-2171 Old Dollarton Road — into a new five-building complex, with one 12-storey tower and four six-storey mid-rise buildings.
The 4.4-acre lot is currently occupied by low-storey light industrial buildings and Maplewood Gardens, a 1972-built rowhouse complex with 58 apartment units.
The intention of the proposal is to create 512 new homes, including 319 market ownership homes, 135 market rental homes, and 58 below-market rental homes that replace the units of Maplewood Gardens.
There will also be minor local-serving retail spaces and 25,000 sq. ft. of light industrial space.
The buildings will be constructed on the perimeter of the property, around a central courtyard. As well, the public realm treatment includes new public plazas at the northwestern and southwestern corners of the site.
Underground parking on the site will provide approximately 460 vehicle parking stalls.
The proposal calls for a floor space ratio density of 2.5 times the size of the lot.
