64 social housing units proposed for corner of Victoria Drive and Pender Street

A rezoning application has been submitted to redevelop 1885 East Pender Street into a new six-storey building with 64 units of social housing.

The site is located near the northwest corner of the intersection of Victoria Drive and East Pender Street.

In the middle of 2019, Community Land Trust acquired the property with the existing 1987-built, four-storey building with 31 units.

The proposal for the Aaron Webster Housing Cooperative calls for 13 shelter rate homes, 32 homes at housing income limits, and 19 co-op homes. The unit mix is 24 studio units, 12 one-bedoom units, 18 two-bedroom units, and 10 three-bedroom units.

A single underground level offers 29 vehicle parking stalls and 144 bike parking spaces.

“The use and built form of the development complies with the parameters of Grandview-Woodland Community plan to be proactive in addressing current issues, managing growth, and builds upon the community’s spirit and potential,” reads the application.

“The proximity to multiple bus routes allows us to apply for a 20% relaxation on our parking requirements while still adequately serving the tenants with multiple transportation options like bikes and a car share program… The form of development respects the existing neighbours and supports and reinforces the emerging pattern for future development in East Vancouver.”

The total floor area is 51,719 sq. ft., giving the project a floor space ratio density of 2.92 times the size of the lot.
