Little Mountain redevelopment in Vancouver seeks to add Neighbourhood House and social housing
Another building in the 15-acre Little Mountain redevelopment, just east of Queen Elizabeth Park, in Vancouver is in the development application phase.

Local developer Holborn Properties is seeking to redevelop its parcel at 150 East 36th Avenue with a 66-ft-tall, six-storey, mixed-use building with 48 social housing units — a unit mix of 12 studio units, seven one-bedroom units, 15 two-bedroom units, and 11 three-bedroom units.
On the first two levels, below the upper levels of residential, public uses envisioned include a 7,150-sq-ft childcare facility for up to 60 kids and a 12,000-sq-ft neighbourhood house, which is essentially a mini-community centre complete with meeting spaces, counselling and learning centre spaces, and a youth lounge.
“The neighbourhood house program occupies part of the ground floor as well as the entire second floor,” reads the design rationale by Stantec Architecture.
“The second floor steps back on the south facade, allowing for an exterior area for the Neighbourhood house with views of the Little Mountain mews and good exposure to sunlight. This also allows for a two-story volume at the neighbourhood house entrance.”
The entrance into the neighbourhood house is located at a new community plaza.
A total floor area of 61,700 sq. ft. is proposed, creating a floor space ratio of 1.53 times the size of the lot.
When fully complete, the Little Mountain redevelopment will include 1,300 market housing units, 282 social housing units, commercial spaces, and ample public and open spaces.
