16-acre new OpenRoad Automall planned for Surrey

OpenRoad Auto Group has plans to build a new major auto mall in Metro Vancouver, with this latest location situated in Surrey.
According to an application by Thinkspace Architecture Planning Interior Design, the automall will be at 13340 76 Ave. — situated just west of the intersection of King George Boulevard and 76 Ave. in the Newton area, near Costco Wholesale, Canadian Tire, and a NAV Canada facility.
The 16-acre property currently contains a 1976-built warehouse and surface parking lot areas. Much of the site has already been cleared.

For context, the site is slightly larger than Vancouver’s Playland amusement park, but smaller than some of the region’s existing automalls, including the 40-acre Richmond Automall and the 25-acre North Shore Automall. It is comparable in size to the North Surrey Automall and South Surrey Automall, which are both about 13 acres.
The plan calls for 166,000 sq. ft. of commercial building floor area across various new dealership buildings, with car showrooms, office space, and other facilities associated with such businesses.
There will also be over 1,000 vehicle parking stalls, with the vast majority achieved as surface vehicle parking lots and about a quarter — 250 stalls — accomplished by building a parkade structure at the southernmost end of the site.

“The proposed auto mall demonstrates sound planning principles and aligns with the employment and economic growth objectives of the Official Community Plan,” reads a City of Surrey staff report endorsing the project.
According to BC Assessment, as of July 2025, this property is worth $70.4 million, with $64 million coming from the land and $6.4 million coming from the structures.
