Earlier this week, three townhomes in the newly-completed four-level building were listed by Lee + Pete Vancouver Real Estate of Oakwyn Realty, with each home featuring three bedrooms and four bathrooms.
The total floor area size of each townhouse is roughly the same, with one unit at 1,582 sq. ft. ($1.549 million), a second unit at 1,755 sq. ft. ($1.549 million), and a third unit at 1,780 sq. ft. ($1.649 million).
Within this contemporary West Coast-inspired building, expect engineered hardwood flooring, high ceilings, elegant gourmet kitchen with large islands and top-of-the-line appliances, and large outdoor spaces, with generous balconies and patios.
According to the listing, this is one of the first residential developments in the city to combine a single-home to multi-unit housing conversion with Passive House green building technology.
Energy savings of up to 90% can be expected through the design’s superior insulation, triple glazed windows, solar orientation, and efficient heat recovery ventilators. Additionally, air filtering of pollen, pollution, and allergens provides a healthier living environment.
“Designing these three homes from a single-family lot meets a much-needed demand for three-bedroom family housing in Vancouver, while building to Passive House energy-savings standards meets the City of Vancouver’s desire for sustainability,” said architect Brian Billingsley of b Squared Architecture, who designed and built the housing project, in a statement.
“It’s harder to do home construction this way, but there’s a payoff in designing these units to Passive House standards, both in density and energy costs.”
In February 2016, when the previous 1974-built structure was unchanged, the property was acquired for $1.7 million for its redevelopment potential.
