22-storey rental housing tower proposed next to Vancouver General Hospital

The cluster of sizeable new rental housing projects near the Vancouver General Hospital (VGH) campus continues to grow, with the latest proposal being a redevelopment of 1065 West 12th Ave. and 2772 Spruce St.
A new rezoning application by GBL Architects calls for the redevelopment of the northeast corner of the intersection of West 12th Avenue and Spruce Street — just one block west of the VGH campus, and about a nine-minute walk from SkyTrain’s future Oak-VGH Station.

Currently, the property is occupied by a 1956-built, four-storey building with 19 apartment units and a 1963-built, three-storey building with 20 apartment units. The land assembly was formed in September/October 2023, when the properties changed hands in separate deals, worth a combined total of $24.6 million.

The proposal calls for a 230-ft-tall, 22-storey, mixed-use building with 218 secured purpose-built rental homes, with a unit size mix of eight studios, 133 one-bedroom units, 51 two-bedroom units, and 26 three-bedroom units.
Based on the City of Vancouver’s prescriptions and stipulations under the Broadway Plan, 20 per cent of the rental housing units will be set aside for below-market units — a mix of 44 below-market units, plus 174 market units.
Residents will have access to shared indoor and outdoor amenity spaces on the seventh level.

Activating the building’s street frontage with West 12th Avenue will be 7,400 sq. ft. of retail and restaurant uses.
The total building floor area will reach about 171,500 sq. ft., establishing a floor area ratio density of a floor area that is 6.86 times larger than the size of the lot size of about 25,000 sq. ft.
Three underground levels, including a partial P3 level, will contain 39 vehicle parking stalls and nearly 500 secured bike parking spaces.
