Toronto’s real estate market has some of the highest prices in the country, but this Yorkville condo that was just listed is significantly less than other condos in the area.

Yorkville condo sale prices averaged $956,482 over the past 30 days, according to Strata.ca, but this newly listed unit, located on the 12th floor at 914 Yonge Street, is on the market for $379,900.

The listed condo is a spacious studio with a separate kitchen, which gives it an even bigger feel.

“You do not often see a studio with a separate full-sized kitchen,” said Victoria D’Ilario, a real estate agent for Strata.ca. “And you could even put a divider where the open-spaced bedroom is to feel like you have just purchased a one bedroom for the price of a studio.”

The living space has a full wall of floor-to-ceiling windows, which let in plenty of light and help the space to feel even more open. There’s also room to put a couch, TV, and dining area, which is more than even some one-bedrooms have.

Even though it’s a studio, storage space is no problem thanks to the massive closet in the entryway.

In the kitchen of this Yorkville condo, you’ll find full-sized appliances, including a dishwasher, and tons of cabinet space to store all of your pots and pans.

D’Ilario says that this unit would be a great fit for a first-time buyer who’s looking to get into the market.

“Great for those with a lower budget looking to get into the market and out of that rental unit,” she said.

Units in this building are also hard to come by, as it tends to be a pretty popular spot.

“You can feel comfortable knowing you are making a purchase in a building that is so well liked for an attractive price,” D’Ilario said. “It may come with some compromise as there aren’t as many building amenities as it is an older building; however, with a location like this, the surrounding convenience and amenities make up for it.”

Being in Yorkville “gives you access to everything you want,” D’Ilario says. With nearby trails for walking, great shopping, and easily accessible subway stations, everything is very conveniently located.

With the condo being in such a great spot and for such a great price, it’s hard to imagine it will stay on the market for very long.
