A downtown Edmonton parking lot could soon become nearly 200 rental units

An empty downtown Edmonton parking lot could soon be transformed into nearly 200 rental homes with a new residential development planned for the area.
Warehouse Block, proposed by Autograph Group, would be built on the southeast corner of 106th Street and 102nd Avenue, directly across from the recently opened O-day’min Park.
The seven-storey development is planned to include 198 rental apartments, ground-floor retail space, rooftop amenities, and architectural design inspired by the warehouse buildings that once occupied the area.

The project is one of several housing developments being supported in part through the Downtown Student Housing Incentive, which will provide 550 units in total for students. According to Alberta Major Projects, Warehouse Block will have 150 student units out of the 198 total, dedicated to student occupancy for 10 years.

Other projects include The Vantage, Falcon Two, Quarters Student Housing and Lilac Park, which together will provide 417 student units. With The Warehouse Block, the five developments are expected to deliver 550 student housing units by 2027.

The City of Edmonton is allocating $15 million from its $192-million Housing Accelerator Fund agreement with the Canada Mortgage and Housing Corporation (CMHC) to support the program.

The area is undergoing rapid redevelopment. Along with the recently completed O-day’min Park, the area is slated for streetscape improvements, the future Valley Line West LRT and several new residential projects from developers including Westrich Pacific and Maclab Development Group.
