Leasing plans offer sneak peek at future of Edmonton's Army & Navy building

Leasing plans have revealed a sneak peek into the future of Edmonton’s historic Army & Navy building, set to once again serve as a commercial hub on a busy corner.
The iconic building, located at 10411 82nd Avenue NW, has been a fixture on Whyte Avenue for decades. Army & Navy, considered Canada’s first discount department store chain, operated nationwide for over a century. The Whyte Avenue location opened in the 1950s, helping to establish the retail district in the area.
Army & Navy permanently shut its doors in early 2020 due to fallout from the pandemic. In the years since then, the Edmonton location has remained largely vacant, save for the occasional market or art gallery.
In July 2024, the building was purchased by Leder Investments. Now, new plans look to breathe new life into the space with a rebrand and new opportunities for retail and restaurant space.
Honouring its original name, the building will be renamed A&N Exchange. The main floor will feature four units designed for businesses, including retail stores, restaurants, bars, and health services.
The listing’s brochure shows renderings of an all-brick exterior with an alternating black-and-white facade above each business.

The brochure states that up to 14,629 sq ft of available space on the lower level is also permitted for retail stores, restaurants, bars, and health services.
