A new high-rise with 250+ units is on the way for south central Edmonton

A brand-new high-rise is moving ahead in Edmonton’s Windsor Park neighbourhood, bringing hundreds of new units to the area with a heavy focus on walkability, wellness, and community.
Edmonton City Council approved rezoning for the project, located at 11630 87th Ave., during a public hearing on Tuesday. While the building has been scaled back from an originally proposed 32 storeys, it will still make its mark on the skyline south of the North Saskatchewan at roughly 88 metres tall, or about 25 to 27 storeys.
Daily Hive spoke with Westrich Pacific about the project, and although things are still being finalized, it’s expected to bring approximately 270 at-market residential units ranging from bachelor suites to three-bedroom, family-friendly layouts.

The development will also include underground parking and an emphasis on active transportation, with bike parking and design choices aimed at making it easy to get around on foot, by bike, or by transit via the nearby Health Sciences/Jubilee LRT station.
At street level, the building will house two floors of commercial space, planned along 87th Avenue. Westrich told us the goal is to create a more walkable neighbourhood hub, with residents expressing their interest in cafes, restaurants, wine bars, and professional or medical services.

For residents, plans include a shared lounge space on the upper floors with panoramic city views. Other community-focused spaces include a communal kitchen, outdoor patio space, and a range of wellness-focused features like a gym, steam rooms, and cold plunge facilities.
The high-rise is part of a broader push by the developer in the area, with two additional purpose-built rental buildings already in the works nearby along 116th Street.
The city skyline north of the river is also getting a new addition. The second tower in the Falcon developments is currently under construction, expected to bring 255 units, with 67 set aside specifically for students.
