These are the most expensive areas to rent in Edmonton right now

A new rent report for Edmonton has revealed the most and least expensive spots to snag an unfurnished or furnished pad in the city.

The December 2025 Edmonton Rent Report looks at data from liv.rent and other popular listing sites for all its statistics.

When it comes to renting in YEG, we are wildly cheaper than in Vancouver or Toronto. Beyond that, you can see what areas in the city are the most affordable, too.

Live.rent broke its data down between furnished and unfurnished units, with just one area in Edmonton seeing the price of an unfurnished one-bedroom going up.

The most expensive area to rent in Edmonton for a one-bedroom is the southeast, going for an average of $1,330, followed by the southwest at $1,269.

Northeast Edmonton comes in third at $1,257, with downtown sitting at $1,224, northwest at $1,212, and west is the cheapest at $1,182.

The least expensive unfurnished two-bedroom units can be found in west Edmonton, while the least expensive unfurnished three-bedroom units are a tie between northeast and southeast Edmonton.

The average monthly rent prices for furnished one-bedroom units in Edmonton decreased by 3.34 per cent to $1,442 a month, while prices for unfurnished one-bedroom units decreased by 3.42 per cent to $1,246 a month. As of December 2025, furnished units in Edmonton rent for an average of $196 more than unfurnished units.

Liv.rent says its monthly rent reports use data from its own listings, as well as data its team manually collects from other popular listing sites – looking at available basement suites, apartments, condos, townhouses, semi-detached houses, and single-detached houses for each area.

When collecting this data, it does exclude luxury properties listed at over $5,000, as well as rooms for rent and shared accommodations.
