All of Edmonton's Toys "R" Us locations have been listed for sale

Earlier this month, the properties containing all three Toys “R” Us locations in Edmonton were quietly listed for sale.
It’s not clear why the sites have gone on the market. Daily Hive reached out to both the broker of record and Toys “R” Us Canada, but has not yet received a response.
The listings don’t necessarily mean the brand is about to disappear from Edmonton, especially since Canadian Toys “R” Us locations survived the wave of closures that wiped out most U.S. stores about eight years ago, and things have remained relatively stable since then.
According to the listing, the west Edmonton location, at 9908 170th St. NW, is priced at $26.8-million and offers a 47,000-square-foot building on 4.47 acres in the community of Terra Losa. The property is advertised as having “high visibility from 170th Street, an abundance of parking, and a surrounding population of more than 131,000 people within a five-kilometre radius.”

The second property, located at 13029 97 St. NW, is listed at $18.2-million and includes a 40,000-square-foot building on 2.75 acres. The listing highlights the large parking lot, redevelopment potential and strong visibility from 97th Street.

Meanwhile, the Gateway Boulevard location is priced at $21.4 million and features a 47,000-square-foot building on 3.9 acres in South Park Centre. The listing emphasizes its location between Calgary Trail and Gateway Boulevard, as well as its proximity to major anchors, including Walmart, Goodlife, and H Mart.

Landlords or investment groups often own commercial properties like these ones, so it’s common for them to change hands while retailers, such as Toys “R” Us, continue to operate under long-term leases.
So, if you happen to have a spare $67 million lying around, you could be the proud new owner of some pretty lucrative real estate!
