Edmonton home prices are still rising even as the fall slowdown hits

The real estate market in Edmonton is showing signs of a seasonal slowdown, though home prices remain higher than they were this time last year.

According to new data from the Realtors Association of Edmonton (RAE), housing activity in the Greater Edmonton Area (GEA) real estate market during October included 3,306 new listings added to the market and 2,061 units sold.

Compared to the previous month, new listings dropped 4.7 per cent, while sales decreased 5.7 per cent.

Year-over-year, new listings were 14.7 per cent higher and sales increased 17.0 per cent. Inventory levels fell 5.9 per cent from last month but were 30.7 per cent higher than in October 2024.

Detached homes averaged $559,585, a 0.9 per cent increase from September and 1.2 per cent higher than last year. Semi-detached properties averaged $428,966, a 1.1 per cent decrease month-over-month but 5.3 per cent higher year-over-year.

Row and townhouse properties averaged $297,051, down 2.1 per cent from September and 3.5 per cent lower than last year. Apartment condominiums averaged $202,733, a 2.3 per cent monthly decrease but 5.3 per cent higher than October 2024.

Across all property types, the average selling price in the GEA was $454,777, up 0.3 per cent from September and 3.2 per cent higher year-over-year.

“October’s numbers suggest a natural seasonal slowdown,” said Darlene Reid, 2025 Board chair for the RAE. “While month-over-month activity has slowed, sales and prices remain notably higher than this time last year, signalling a market that continues to show healthy demand and stability.”

Reid noted that the rise in listings is giving buyers more choice and keeping conditions steady for sellers.
