Detached homes in these Edmonton areas are in HIGH demand
If you’re thinking of buying a home in Edmonton, new data has revealed which parts of the city are seeing the highest number of detached homes being snatched up.
The latest report from the Realtors Association of Edmonton lists eight areas of the city and the number of homes sold in those areas in December 2024.
Detached homes in areas near Anthony Henday Drive appear to be in the hottest demand, followed by neighbourhoods in North Central Edmonton.
The south and west end of YEG also appear to be popular among would-be homeowners, with the southeast and western areas of the city seeing plenty of sales activity.
Below is the number of detached homes sold in each area in December 2024, as well as the median house price in these regions:
8. Central — 30 homes sold, $312,000 median house price
7. Northwest — 38 homes sold, 434,950 median house price
6. Northeast — 47 homes sold, $410,000 median house price
5. Southwest — 51 homes sold, $578,000 median house price
4. West — 54 homes sold, $504,500 median house price
3. Southeast — 95 homes sold, $465,500 median house price
2. North Central — 109 homes sold, 468,000 median house price
1. Anthony Henday — 147 homes sold, $567,000 median house price
The report also detailed that low inventory is setting the stage for a continued seller’s market in Edmonton, as December sales showed significant year-over-year growth despite the usual seasonal slowdown.
In December, 1,428 residential sales were reported in the Greater Edmonton Area (GEA), a 25.4% decline from the previous month but a 17.2% increase compared to December 2023.
Detached homes made up the majority of sales, with 826 units sold, which was 27.2% lower than in November but still 18.8% higher than last year.
Apartment sales showed the largest annual price growth, rising 19.8% from last year, while semi-detached home prices climbed 12.3%, and row/townhouse prices also increased 12.3% year over year.
