Edmonton property managers offer free rent as move-in incentive

Landlords in Edmonton are continuing to offer incentives to potential renters, as the COVID-19 pandemic makes it harder for them to fill their units.

Move-in incentives such as one month free rent, free cable and internet, or reduced damage deposits have become more common since the virus hit, according to Rentals.ca. The apartment-finding site expects to see such incentives offered through 2022, depending on how vaccine rollout goes.

“Because of the pandemic, supply has increased and demand decreased,” their marketing specialist Michael Somoza told Daily Hive via email.

Reasons for that include decreased immigration to Canada, international students who usually rent units are not here, many universities and colleges are doing classes online so students don’t need to live close to school, many jobs have been lost which could force tenants to move back in with family, and many people working from home are leaving downtown to find more space.

With the US border closed, Rentals.ca is also seeing many short-term rental units being offered to long-term tenants, which increases rental supply.

These are the units in Edmonton offering enticing perks to new tenants this month:

Pine Creek Manor

This building is offering one month free rent on a 13-month lease for anyone who moves in before February 28, 2021.

Stonebridge on Bothwell

This complex is offering one month of free rent to new tenants, and two months of free rent on three-bedroom units. It’s also offering discounted TV and internet to all current residents. Seniors and veterans are eligible for a discounted damage deposit of $199.

100 House at Financial Building

This property is offering two months of free rent on a 14-month lease, plus discounted pricing for Telus services.

Waybury Park

This complex is offering $1,000 in rent savings over the course of 12 months for new tenants.

Miller Ridge

New tenants here can get $500 off their first month’s rent. The property manager is also offering early move-ins where possible.

Webber Greens

These suites come with $1,000 off the first month’s rent.

Hillview Estates Apartments

New tenants here can get $500 off their first month’s rent as a “Valentine’s special.”

Nine and Five Apartments

These apartments come with one month free on a 13-month lease.

Cornerstone at Callaghan

This building is offering $700 off first month’s rent, and security deposits are reduced to $499.
