Downtown Edmonton high-rise getting a huge $45-million facelift

A downtown Edmonton high-rise is getting a $45-million makeover, with Manulife Place set to undergo a major renovation.
The 36-storey building, located at 10180 101st St. NW, will see its common areas, amenities, and retail spaces modernized as part of an effort to give the city’s core a fresh feel. The redevelopment is being led by real estate platform Epic Investment Services (Epic).

Work is already underway to modernize the building’s exterior, including new glazing on the ground and second levels. The updates will refresh the streetscape and create a sparkly new lobby entrance.
Inside, the two-storey retail podium will be transformed with new flooring, LED lighting, and more inviting communal spaces designed to enhance the tenant and visitor experience.

“As downtown Edmonton continues to evolve, including with the expansion of the ICE District, the repositioning of Manulife Place aligns with the city’s growth,” says Epic.
“Through this redevelopment, Manulife Place will be reintroduced to the market as a premier address for Edmonton, attracting tenants who will play a key role in shaping the city’s future and contribute to its continued transformation.”
The project will also include a revamp of amenities, including a club-quality fitness centre, end-of-trip facilities with expanded bike storage, an exclusive tenant lounge and a state-of-the-art conference Centre.

The office and retail space will be anchored by Canadian Western Bank, which will soon join forces with National Bank of Canada, while additional retail space will accommodate new food and retail offerings.
Epic is managing the redevelopment in collaboration with ownership, with DIALOG serving as prime consultant and architect, EllisDon as general contractor and CBRE Limited as leasing broker.
