These five major cities are the most in demand in Alberta to move to

If you are on the hunt to move to a bustling community in Albertax, five major cities are leading the way with the largest year-over-year average price jumps for detached homes.

According to market statistics for July 2025 from the Alberta Real Estate Association (AREA), some spots in the province are seeing a big jump in yearly average prices.

Grande Prairie led the province with a 13 per cent year-over-year increase to rise to an average price of $421,958, Red Deer came in second place with a nine per cent year-over-year increase to hit $488,176, and Edmonton came in third with an eight per cent increase to land at $562,245.

Lethbridge saw the fourth largest year-over-year increase, rising by seven per cent to an average price of $466,922, while Medicine Hat was hot on its heels with a six per cent increase to land at $410,951.

The average price of a detached home in Fort McMurray crept up by just one per cent year-over-year to hit $468,247, and Calgary didn’t see a year-over-year increase at all, sitting at $720,000.

When it comes to the province, the AREA says July saw a 4.2 per cent year-over-year drop in sales, with the biggest drops seen in row housing and apartments for the fourth straight month. New listings increased by 9.1 per cent year-over-year. Inventory increased 17.4 per cent year over year and is up 11 per cent year to date. The sales-to-new listings fell slightly to 63 per cent.

“There were 2.76 months of supply in July, up 22.5 per cent year-over-year. Calgary and Edmonton are seeing a loosening of supplies, while Grande Prairie, Medicine Hat, and Lethbridge continue to have the tightest conditions in the province, all having less than two months of supply,” the AREA stated.
