Massive new residential buildings proposed by a mall just outside Edmonton

A large new residential community is being eyed near a mall just outside of Edmonton, bringing nearly 250 rental units to the community of Sherwood Park.

The new project, named Loxley Commons, would bring 248 purpose-built rental homes across six storeys on a property just east of the Sherwood Park Mall.

To ensure parking would be available for residents, the proposed building would also have an underground parkade and surface parking lot.

Strathcona County received the development permit application on Nov. 26, 2025.

“This proposed development is located on private property. Strathcona County’s role on private property is as the ‘Development Authority.’ When an application for a development permit is received, the County evaluates it based on compliance with the Land Use Bylaw and applicable statutory plans,” the county website stated.

The proposed new build is part of Centre in the Park, which is designed as the heart of the Sherwood Park community, and includes Broadmoor Lake, Festival Place, the Community Centre, County Hall, Sherwood Park Mall (including the area located on the corner of Gatewood Boulevard & Georgian Way), and a variety of residential and commercial developments.

The anticipated opening date of the project is Winter 2028/29.

It’s shaping up to be a busy couple of years for new projects just east of Edmonton. A massive new $240-million rail terminal is in the works, as is a new colossal $570-million plant coming down the pipe.
