A hamlet east of Edmonton is undergoing a huge transformation, with the “Kingdom of Ardrossan” about to see a massive expansion.

Strathcona County Council recently approved the rezoning of nearly 15 hectares of land south of Township Road 531 and west of Range 221 in Ardrossan, moving the land from agriculture future development to low-density residential and recreational zoning.

Over 90 homes are expected to be built in this phase of development.

The decision, made on Feb. 4, paves the way for the next phase of residential building within the Ardrossan East Area Structure Plan. Approved in 2019, the expansion of Ardrossan by two quarter-sections has helped grow the population to approximately 6,000 residents.

The new homes will be integrated into the existing area and will feature a variety of housing types. While areas north of Main Street offer large single-family estates, and the southern and eastern sections feature a mix of large and small lots, as well as duplex options.

Construction is set to begin in 2025 and is being developed by Strata Development Corp., which has projects across the Edmonton region, including in Laurel, Crystallina Nera, and the Southfort neighbourhood in Fort Saskatchewan.
