Some cities in Alberta have hotter housing markets than others, and a few spots are experiencing a significant increase in the price of a detached house.
According to market statistics for August 2025 from the Alberta Real Estate Association (AREA), some spots in the province are seeing a big jump in yearly average prices.
Four major cities in the province saw the average price of a detached home rise by more than five per cent year-over-year, and where they are may surprise you.

Grande Prairie led the province with a 12 per cent year-over-year increase to rise to an average price of $429,605, Medicine Hat came in second place with an eight per cent year-over-year increase to hit $416,872, Lethbridge came in third with a seven per cent increase to land at $478,293, and Red Deer came in fourth with a five per cent increase to hit $498,036.
Edmonton saw the fifth largest year-over-year increase, rising by three per cent to an average price of $544,801, while Fort McMurray was hot on its heels with a two per cent increase to land at $474,737.
The average price of a detached home in Calgary dropped by two per cent year-over-year to $689,000.
