House sales in these spots around Calgary are seeing the largest drops

If you are on the hunt for a house just outside of Calgary, a new report has revealed that some spots are seeing a slowdown in sales.

The Calgary Real Estate Board (CREB) released its regional monthly statistics package for May 2025, revealing that house sales in some towns and cities around YYC have seen a pretty hefty drop so far this year.

The Town of Strathmore led the pack with year-to-date house sales down a whopping 19.3 per cent, while sales in High River are down 14.5 per cent, Airdrie has seen a drop of 9.6 per cent, Canmore has dipped by 8.6 per cent so far this year, and Okotoks has seen a decline of 5.1 per cent.

Looking at the detached benchmark price for a house in surrounding communities, Canmore leads the pack at a whopping $1,700,000, while Strathmore beat out High River for the lowest benchmark price for a detached home at $564,800.

Looking at Calgary directly, the CREB stated that uncertainty continues to weigh on housing demand. However, prior to the economic uncertainty, Calgary was experiencing seller’s market conditions, and the recent pullbacks in sales and inventory have helped shift the market toward balanced conditions, taking the pressure off prices.

“This is a different situation from some of the other larger cities, where their housing markets were struggling prior to the addition of economic uncertainty,” said Ann-Marie Lurie, chief economist at CREB.
