Home prices are dropping in these municipalities near Calgary
If you’re on the hunt for a detached home near Calgary, a new real estate report just revealed what cities and towns are seeing the biggest price drops.
The Calgary Real Estate Board (CREB) recently released its July 2026 housing report, and it revealed that year-over-year benchmark prices for detached homes are down in multiple communities near Calgary.
Chestermere saw the biggest decline, with benchmark prices falling year-over-year by 4.6 per cent to $771,900.
If you’re thinking of moving over to the lakeside city, it also recorded a big increase in inventory across all housing types, with levels up 12.4 per cent year over year, with 318 homes on the market.

Airdrie saw the second largest drop in detached home prices, falling by 4.5 per cent to $603,100. Cochrane saw a 3.9 per cent decline in year-over-year prices to $659,400.
Despite seeing a 2.4 per cent drop in prices, Canmore had the highest benchmark price, with detached homes going for around $1,681,400.
On the other end of the scale, High River had the lowest benchmark price at $573,200, a 1.6 per cent decline from this time last year.
Strathmore was the only area recorded to see an increase in year-over-year benchmark prices, rising by 3.5 per cent to $579,400.
