These spots in Calgary are where detached homes are selling the most

If you’re looking for a new home in Calgary, listings in some spots in the city seem to fly off the market more so than in other areas.
The Calgary Real Estate Board (CREB) outlined in its February statistics package which areas detached homes are leading the pack when it came to sales.
Calgary has seen a 5.1 per cent year-over-year increase in the benchmark price of detached homes, settling at $760,500.

When it came to sales of detached homes in Calgary last month, three spots in the city surpassed more than 100 sales and are as follows;
- East with 24 sales
- West with 68 sales
- City Centre with 82 sales
- North East with 92 sales
- North West with 93 sales
- South East with 106 sales
- North with 110 sales
- South with 189 sales
Looking at new listings last month in the same zones, South took the top spot with 261, followed by North East at 191 and South East at 189 listings.
If you were curious about where the highest benchmark home prices were, City Centre led the pack at $965,100, followed by West at $962,000 and North West at $803,700.
The CREB reports that in February, Calgary saw inventory levels have substantial year-over-year growth for the second month in a row, rising by 76 per cent to 4,145 units. While inventory increases were seen across all price ranges, the largest increases were in homes priced under $500,000.
“Even though more people listed their homes for sale, there were actually fewer sales than in February 2024. So, weāre seeing the sellerās market of the past two or three years ease off,ā said Alan Tennant, president and CEO of CREB. āIn turn, thatās caused the pace at which prices are increasing to slow down a bit, which should come as welcome news for buyers.”
