It’s no secret that Canada’s real estate market is in a great place right now.

As home sale trends continue to rise, Calgarians are excited about the prospect of homeownership and the opportunity to upgrade their living situations. It’s unclear how long this opportunity will last, so finding the right community to call home is on the minds of many right now.

Located in the heart of South Calgary, the Brookfield Residential community of Seton has beautiful homes available to suit every budget, without sacrificing the vibrancy of Calgary’s downtown core.

The neighbourhood also recently won BILD Calgary’s Best Community of the Year, an annual award presented to the city’s most liveable communities and best places to call home.

At Seton, homebuyers have many different options to suit their lifestyle and budgets, including condos from the mid $100ks, townhomes from the low $200ks, duplexes from the high $300ks, and single-family homes from low $400Ks — with brand new inventory coming to market soon due to high demand. Seton’s show homes are must-sees, recently winning BILD Calgary’s Best Show Home Parade of the Year.

Aiming to be the pulse of the south, Seton was built to serve over 17,500 residents, with everything they need in one community. It’s the only community in the entire city to combine residential, medical, commercial, office space, recreation, and more in this unique way.

“The creation and planning of Seton included collaboration with our team, consultants, and the City of Calgary to bring a new urban district to south Calgary,” Jennifer Walker, Director of Sales and Development at Brookfield Residential, told Daily Hive.

Margarita Macias is a current Seton resident who purchased the home two years ago, only a week after getting married. “At the time, we had a two-year-old boy and were hoping to add another baby to our growing family, but the place we were in just wasn’t suited for that,” she said.

Seton is a great place to start a family, with one high school already up and running, and four additional school sites planned, including a Catholic School District K-9 and High School and a Calgary School Board Middle and High School.

“Seton is a beautiful place to raise a family. There are so many younger kids in the area and things for the kids to do,” Macias said. “There is the YMCA, movie theatre, restaurants, and playground! Every parent I’ve met in our area has been so nice, and we really are looking out for one another. I love knowing that our kids will grow up with the neighbourhood kids.”

The community at Seton is so much more than houses and streets — and that’s exactly why Macias looked to the area as a place to call home. “We came to the show homes, and that same day, we decided we would make an offer on a place! A few days later, we bought a home, and a month later, we moved in,” Macias said.

The first retail phase of the Seton community was the Gateway district, which includes many dining experiences, hotels, and other shopping and retail services.

Soon, the next phase of retail — the North Retail District — will be a 190,000 sq ft open concept experience, with several new shops and services. Market Street, a 150,000 sq ft planned area in the Urban District, will be a hub of activity, with 300 condominiums surrounded by shops, cafes, and retail offices.

Residents will also have access to Seton’s Homeowners Association, which strives to create a sense of belonging for its members and to facilitate community experiences aimed at enhancing quality of life and enjoyment of the neighbourhood.

It’s for all of these services — and the incredible homes — that individuals, couples, and families are looking to Seton to call home. “We love being close to the YMCA and grocery stores!” said Macias.

The largest YMCA in the entire world is set to open in Seton, and that facility will include two multi-purpose ice rinks, a dive tank, sports and leisure pools, gymnasiums, a surf simulator, and more. There are non-athletic facilities available too, including a library, an art studio, and a live performance theatre. Residents can also access other services in the area, like Orangetheory Fitness and Calgary’s first VIP Cineplex movie theatre.

Although these aspects of Seton are desirable, prospective homebuyers also need to know they’re safe in their communities. The health services in Seton offer the latest in general and specialized healthcare. “It’s also super comforting to have the hospital and firehall just down the street from us,” said Macias. “We have been lucky to be so close to such high-quality care,” she added.

The state-of-the-art South Health Campus — Calgary’s newest hospital — is located in Seton, along with police and fire department services that are vital to the vibrancy and safety of the neighbourhood.

Across from the South Health Campus is the Seton Professional Centre — a class “A” building offering the services of many medical professionals for whatever residents need care for, including radiology, dental, sports medicine, eye care, pharmacy services, and family care. Meanwhile, senior care is available at both Golden Life and AgeCare.

Transportation around the community — and the rest of Calgary — is made easy at Seton, served by numerous bus routes, a future LRT line, and easy proximity to and from key corridors of the city, like Deerfoot Trail, Stoney Trail, and 52nd Street.

There’s also an extensive bike path system for the summer months (or winter if you’re brave enough). With shopping, entertainment, healthcare, and education all within walking distance, it’s easy to get around and explore.

“One of our favourite outings is at the new park here in Seton,” said Macias. “The plan for Seton is truly going to allow a full family experience with all the walking and biking trails and more to come.”

Walker noted how Seton encompasses opportunities for Calgarians to get outside and enjoy an active lifestyle. “During a time when COVID-19 has made it difficult to gather together, having a connected community to call home provides opportunities for neighbours to enjoy the outdoors and maintain a sense of wellbeing,” she said.

Seton reflects the values of the people who choose to work, play, learn, and live there. Brookfield’s passion, integrity, and community spirit have made Seton a thriving community, and it’s their commitment to innovation, choice, and affordability that has made it the place Calgarians want to call home.

“There are many house options depending on what each family is looking for, and we love the diversity because of that,” said Macias.
