Only one area in Calgary is seeing rent prices drop right now

Rent prices have gone up across Calgary over the past month, except in one area of the city, which saw a slight dip despite the rising costs.
A new report from Liv.rent dove into which areas of the city are seeing the most change in rent prices between November and December of 2025.
For one-bedroom unfurnished units, the northeast led the way in increases, seeing a 3.78 per cent rise in rent, followed by the southwest with a 2.26 per cent increase.

The only area to see a decrease was the northwest, with a 0.42 per cent decline.
Despite seeing a decrease in rent prices, the northwest currently has the most expensive unfurnished one-bedroom units in the city, sitting at an average rent of $1,547. The city centre and southwest followed, both with average rents of $1,539. The northeast came in with the cheapest rent, at $1,420.

For a furnished one-bedroom unit, the city centre saw a big increase of 8.13 per cent, followed by the southeast with an increase of 7.83 per cent.
Furnished one-bedroom units for the whole of Calgary saw a total increase of 5.22 per cent, and unfurnished units saw an increase of 1.65 per cent.
On average, a furnished unit costs around $177 more per month compared to an unfurnished unit.
According to the report, unfurnished one-bedroom units have been on a slight decline, and December marks the first increase since August. Average rent prices have risen by $24 since November.

The city centre saw the most expensive furnished one-bedroom units, with an average rent of $2,053, followed by the southeast, with an average rent of $1,758. The northwest saw the cheapest furnished one-bedroom units, with the average rent being $1,439.
