These five Calgary neighbourhoods are seeing the most overbidding for homes

While the real estate market may be cooling in Calgary, some neighbourhoods are still seeing hefty overbidding for homes.

Digital real estate platform Wahi revealed in its first quarter breakdown for 2025 that just six per cent of neighbourhoods are seeing homes sell over the asking price, a large drop from 43 per cent overbid in the first quarter of 2024.

At the same time, 89 per cent of neighbourhoods sold under asking, compared to 40 per cent the year before.

Some bidding wars are still happening in certain pockets of the city, mostly in well-established, family-friendly areas where supply remains tight and buyer demand is steady.

Charleswood and Maple Ridge led the pack with a median overbid amount of $25,100 in the first quarter of the year, while Woodlands came in third at $16,675, Woodbine at $15,100, and Citadel at $10,650.

Wahi noted that when a neighbourhood is in overbidding territory, it doesn’t mean that every home is selling above asking, nor does it mean that buyers are paying more than a home is worth. Instead, it’s a general reflection of market behaviour, which can be influenced by seasonal factors, for example, or decisions by sellers, such as listing homes below market value to try and attract more bids.

“We’re definitely seeing a change in how people are buying homes,” said Benjy Katchen, CEO of Wahi. “Fewer homes are going for over the asking price, which shows that buyers in Calgary are being a bit more cautious amid the broader economic uncertainty. Sellers who recognize this shift and adapt are going to have a better shot at making a sale.”

The most underbid neighbourhoods — including Cambrian Heights and Rideau Park — saw some of the biggest gaps between listing and selling prices.
