Calgary home prices are expected to rise before the end of 2026

Home prices in Calgary are expected to rise by the end of the year, according to a new housing market forecast.
Royal LePage recently released its Q3 2026 House Price Survey, which found that Calgary’s overall home price fell by 0.5 per cent year-over-year to $690,400 in the third quarter.
Despite the small drop, the company expects prices to increase in the final months of 2026, forecasting a 1.5 per cent increase compared to the same time last year.
Under the forecast, Calgary’s overall home price is expected to reach $691,926 by the fourth quarter; however, single-family homes and condos are expected to see different price trends.

The median price of a single-family home dipped just 0.1 per cent year over year to $807,300, while condo prices saw a bigger drop of 3.8 per cent to $255,800.
“Calgary’s summer market held steady overall, with a balanced single-family segment and significant oversupply in the condominium market,” said Corinne Lyall, broker and owner at Royal LePage Benchmark.
“Prices have held relatively flat, with only a slight dip compared to last year. Slower levels of immigration and inter-provincial migration to Alberta are weighing on demand, alongside tariff and economic uncertainty.”
Lyall also pointed to the growing number of rental options in Calgary as another factor affecting the housing market.
Looking at other Canadian markets, Calgary’s forecast increase is more modest than in several other cities. Royal LePage expects prices to rise by four per cent in Halifax and 3.5 per cent in Winnipeg by the fourth quarter of 2026.
Edmonton is also forecast to see a two per cent increase, while Toronto and Vancouver are expected to see prices fall by two per cent and 4.5 per cent, respectively. Nationally, home prices are forecast to increase by one per cent over the same period.
