One town near Calgary is seeing record-high home inventory levels

The Calgary Real Estate Board (CREB) recently released its November 2025 housing report, and it revealed that one spot near Calgary is seeing home inventory levels skyrocket.
Cochrane reached a November record-high of housing inventory since 2018, with 300 homes in inventory. This is a 74.4 per cent increase on a year-over-year basis.
Due to the surge in home inventory, the town’s months of supply also saw a significant increase to 4.55 months, meaning it would take over four months to sell all of the homes on the market, a 71.8 per cent increase from this time last year.

Benchmark prices in Cochrane also saw an increase of 1.1 per cent compared to this time last year, now sitting at $570,800.

“While recent gains in supply have caused some adjustments in price, prices continue to remain higher than levels reported last year. Year-to-date detached benchmark prices are nearly two per cent higher than levels reported last year,” the report said.
Cochrane wasn’t the only town to see increases in supply, with the Okotoks market having seen some recent gains in inventory levels, but overall supply remains well below long-term trends.
Okotoks saw a 46.7 per cent increase in inventory compared to this time last year, at 110 houses on the market. Its months of supply went up by nearly 50 per cent, up to 2.16 months.

The benchmark price dropped to $598,700 in Okotoks, a 3.7 per cent decrease from November 2024; however, prices are higher compared to the start of the year.
Airdrie followed the trend, seeing a 31.3 per cent increase in inventory, with 453 homes on the market, but it’s lower than October, which saw a record high of 535.
Airdrie’s months of supply is currently just under four months, which is a 62.5 per cent increase from this time last year. Benchmark prices fell by 4.7 percent to $520,400.
