An Alberta spot just recorded the largest detached home price increase in Canada
Detached home prices are on the rise, and one Alberta spot is standing out, seeing the largest price increase in Canada.
According to Royal LePage’s Q2 2026 Home Price Update, Fort McMurray recorded the largest quarter-over-quarter increase in detached home prices among all the Canadian markets covered in the report.
The median price of a single-family detached home in Fort McMurray climbed from $799,600 in Q1 2026 to $851,600 in Q2 2026, marking a 6.5 per cent quarter-over-quarter increase.

Kelowna, B.C., saw the second largest jump, with home prices rising by 5.9 per cent to $1,201,400, followed by Whitby, Ont., which saw an increase of 4.7 per cent to $1,181,500.
Fort McMurray also recorded the largest quarter-over-quarter increase in aggregate home prices in the country, jumping from $622,400 in Q1 to $664,800 in Q2 2026, marking a 6.8 per cent increase.
While Fort McMurray led the country in housing price gains, other Alberta markets saw more modest detached home price jumps.

In Calgary, the median price of a detached home only rose by one per cent quarter-over-quarter, increasing from $806,500 in Q1 2026 to $814,600 in Q2 2026.
Edmonton saw a slightly bigger increase, recording a 1.9 per cent increase in detached home prices over the same period, rising from $521,800 to $531,700.
Lethbridge was the only Alberta market in the report to see detached home prices decline quarter-over-quarter, falling 2.5 per cent from $394,200 to $384,300.
Fort McMurray’s growth also stood out over the past year. It saw the largest year-over-year increase in detached home prices in Canada, with prices rising a whopping 10.6 per cent between Q2 2025 and Q2 2026.
