Some cities in Alberta have hotter housing markets than others, and a few spots are experiencing a significant increase in the price of detached houses.

According to market statistics for September 2025 from the Alberta Real Estate Association (AREA), some spots in the province are seeing a big jump in yearly average prices.

Five major cities in the province saw the average price of a detached home rise by more than five per cent year-over-year, and where they are may surprise you.

Grande Prairie led the province with a 13 per cent year-over-year increase to rise to an average price of $423,386, Red Deer came in second place with a nine per cent increase to hit $487,390, Lethbridge came in third with am eight per cent increase to land at $469,203, Edmonton and Medicine Hat came next with a six percent rise to settle at $556,320 and $410,309, respectively.

Fort McMurray saw a two per cent year-over-year increase, landing at $468,435, while Calgary saw the lowest increase out of all the major Alberta cities, with no increase, and the median price for a detached home came in at $715,000.

Looking at the province, September saw a 5.5 per cent year-over-year drop in sales, with the biggest drops seen in row housing and apartments for the sixth straight month. New listings increased by 7.4 per cent year-over-year. Inventory increased 17 per cent year over year and is up 11 per cent year to date. The sales-to-new listings fell to 57 per cent.

There were 3.44 months of supply in September, up 23.8 percent year-over-year. Calgary, Red Deer, and Edmonton are continuing to see a loosening of supplies, while Grande Prairie and Medicine Hat continue to have the tightest conditions in the province, both having less than two months of supply.
