Some cities in Alberta have hotter housing markets than others, and a few spots are experiencing a significant increase in the price of detached houses.
According to market statistics for October 2025 from the Alberta Real Estate Association (AREA), some spots in the province are seeing a big jump in yearly average prices.
Two major cities in the province saw the average price of a detached home rise by more than 10 per cent year-over-year, and where they are may surprise you.

Red Deer led the province with a 15 per cent year-over-year increase to rise to an average price of $495,947; Medicine Hat came in second place with an 11 per cent increase to hit $430,968.
While still rising, but not nearly as much as Red Deer and Medicine Hat, Grande Prairie came in third with an eight per cent increase to land at $410,655, while Lethbridge came next with a three percent rise to settle at $450,187.
Calgary saw no increase, landing at $697,000, while Edmonton saw a decrease in prices, dropping by two per cent to come to $539,301.
Fort McMurray saw the most significant decline out of all the major Alberta cities, slipping by four per cent, and the median price for a detached home came in at $450,254.
Looking at the province, October saw a 10.4 per cent year-over-year drop in sales, with the biggest drops seen in row housing and apartments for the seventh straight month. New listings increased by 9.6 per cent year-over-year. Inventory increased 22.5 per cent year over year and is up 18 per cent year to date. The sales-to-new listings rose slightly to 64 per cent.
There were 3.21 months of supply in October, up 36.7 per cent year-over-year. Calgary, Fort McMurray, and Edmonton are continuing to see a loosening of supplies, while Grande Prairie and Medicine Hat continue to have the tightest conditions in the province, both having less than 2 months of supply. Medicine Hat has 1.39 months of supply, and Grande Prairie has 1.54 months of supply.
